Residential Permit Information, Applications and Forms
PERMITS MAY BE SUBJECT TO THE RUTHERFORD COUNTY SCHOOLS FACILITIES TAX AND CITY OF MURFREESBORO IMPACT FEES
This applies to all new single family dwellings, additions and accessory structures. Processing of applications can take up to two weeks.
Residential Permitting
Residential permits are required for alterations, renovations, additions and new construction of single family dwellings, zero lot lines and duplexes. Permits are also required for fences, above ground and in-ground pools and accessory structures.
Duplexes and zero lot lines require two copies of the floor plans and details of the fire separation assembly between units. The plans should be submitted along with a Plan Review Application to Building and Codes.
For construction related to Single Family Dwellings, a permit application may be completed and delivered to the Planning Department or submitted by email. The application review process can take up to two weeks. When the permit application is approved, you will be contacted by our office with instructions on how to obtain the permit. During the application review process, we may need to contact you so be sure to provide accurate contact information on the permit application.
Homeowners may obtain permits for their primary residence. However, if the property is intended for rental use, a Tennessee Licensed Contractor will be required to obtain the permit. We may ask for proof of residence prior to issuing the owner a permit.
The permit fees for new construction is based on the heated and unheated square footage. A Rutherford County Schools Facilities Tax Receipt is required for each Single Family Dwelling before permitting. Permits for additions, alterations, renovations, fences and accessory structures is based on the construction cost. Pool permit fees are a fixed fee based on whether it is a in-ground or above-ground pool.

Planning Department.
Please allow two weeks for processing. Once the application is approved, we will notify you with permit fees and payment options.

- Residential One and Two Family Dwelling Permit Application for construction of Single Family Homes
- Addition/Remodel/Demolition Permit Application for interior or exterior remodeling of an existing residential building, or adding on to an existing residential building or demolition of an existing residential building. Please provide a Plot Plan or GIS Map showing the location of the proposed structure to be permitted when applying for permit.

Inspections
New Construction and Remodels
Inspections of commercial and residential projects are conducted by city inspectors who are responsible for inspecting the building, plumbing, gas, mechanical systems and electrical systems.
If you need an inspection, please call our office at 615-893-3750 between the hours of 8:00 am and 4:30 pm. Please have your permit number and type of inspection.
