Property Taxes
Property taxes are due from October 1 through December 31 each year. Interest on late payment begins accruing January 1 at the rate of 1.5 per month, or any portion of a month, applied to the base tax.
Property Tax Assessments
Property tax assessments are made by the Rutherford County Property Assessor. Rutherford County prints out the property tax notices after applying our tax rate to the county’s assessed value. The tax bills are mailed by the Assessor's Office and the tax is collected by the City's Finance and Tax department.
For the year of 2022, the property tax rate for the City of Murfreesboro is $0.9526 per $100 of assessed value. If a property owner has questions regarding his or her assessment or needs to correct the mailing address, they should contact the Rutherford County Property Tax Assessor’s office at 615-898-7750.
Annual Tax Reconsiderations
Annually the City reconsiders its tax rate as it deliberates budget needs. You can compute your tax amount to see how tax increases or decreases will affect you.
First, you need to find your notice from the County tax assessor’s office to see the appraisal value of your property. To compute the assessed value, you will multiply the appraisal amount by 25% if your property is residential, 30% if your property is commercial personal property, and 40% if your property is commercial. Next, you will take the assessed value of your property and divide it by $100 and then multiply that by the tax rate. The City of Murfreesboro rounds the tax bill to the nearest dollar.

Delinquent property taxes can now be paid online through Rutherford County Chancery Court payments. The Rutherford County Chancery Court website (which includes delinquent real property tax amounts and the ability to pay those bills) now has a menu link for Online Services and Payments where you can search and pay delinquent taxes.
Property Tax Relief
The State of Tennessee provides tax relief for the elderly (age 65 and over) and the disabled. Certain criteria must be met in order to qualify. Please call or come by our office to determine eligibility. The City of Murfreesboro and Rutherford County both offer this program, and applications must be submitted to both the City of Murfreesboro and Rutherford County for eligible property owners to get the tax relief for both city and county property taxes. You may apply after you receive your 2022 city property tax bill. The deadline to apply is 35 days after the city's delinquency date. Property Tax Freeze
An amendment to the Tennessee constitution was approved to allow for a freeze on property taxes for taxpayers 65 years of age or older. The City of Murfreesboro and Rutherford County have approved a tax freeze for city and county property taxes.
