Pricing Guidelines
At its May 2007, the Gateway Commission indicated that the following pricing guidelines would be reviewed. Therefore, these pricing guidelines are expected to be increased:

These prices assume purchase of the entire parcel. The purchase of less than the full parcel will likely require a higher per square foot cost.
Parcel N is not included in the pricing list because it is our recommendation that it be reserved for a headquarter or regional office project with significant employment. The City and Chamber are actively marketing this project.
Notes:
- Portions of Parcels A, B, C, E, I and O are within the 100-year flood elevation;
- The preliminary routing of the Gateway Greenway will be located on Parcels C, H, J and N;
- Parcel I may have slope issues.
- Parcel O will require removal of fill placed during the construction of Thompson Lane and addressing two apparent sinkholes.
- Parcels B, E and I will be required to contribute half of the cost of the North Access Road ($303/lf).
- East-west connectivity from Parcels A, B and E to the North Access Road will be required at the developer’s expense. This may be accomplished through dedication of a public street or cross-access easements and proper design of a drive;
- The extension of utilities and sidewalk construction are at the expense of the developer.
